The Utah Real Estate Market's Acting Weird (And That's Good News)

Last Tuesday I was showing a house in Draper. My client walked in, stopped in the entryway, and said something that stuck with me: "Is it just me, or does this feel... different?"
I knew exactly what she meant.
Here's the thing
For two years the Utah real estate market has been absolutely unhinged. It was either "run for your life" crazy - bidding wars, waiving inspections, the whole nightmare - or "wait and see" frozen. Paralyzed by rates. Terrified to make a move.
There was no in-between. No room to breathe.
But right now? Something shifted.
The numbers don't lie
Inventory is up 10% year over year. Rates dropped into the 5s for the first time in 3+ years. And the affordability index improved from 78 to 83. We're sitting in a balanced market - about 5 months of supply along the Wasatch Front.
Translation: You can actually look at houses without panic. You can negotiate. You can think.
Wild concept, I know.
But here's the catch
Markets like this don't last. They're transition periods. And spring is when all those buyers who've been sitting on the sidelines since 2023 decide to move at once.
I've already seen showing activity jump 20% in the last two weeks. When that dam breaks - and it will - this "calm" vanishes.
