Protecting Your Privacy with the New Trigger Lead Bill

Updated: Sep 10, 2025

Are you tired of those pesky lender calls after a credit pull? Good news is on the way! At Simply Home, we're here to help you navigate the latest changes with the Trigger Lead Bill, also known as the Homebuyers Privacy Protection Act, set to take effect on February 28, 2026.

What You Need to Know About the Trigger Lead Bill

This new law, passed earlier this year, puts a stop to credit agencies sharing your mortgage application data with third parties. That means fewer unwanted spam calls and texts cluttering your inbox. It’s a big win for your privacy, but it does require you to take action to keep the hassle at bay.

How Consumers Can Take Advantage

You can take charge of your privacy with these simple steps:

  • Opt-In Control: Decide to opt in for offers from trusted providers, like your current lender, by documenting consent with your agent or lender.

  • Preemptive Opt-Out: Head to optoutprescreen.com now to register for a 5-year or permanent opt-out, cutting spam before the law fully kicks in.

  • Leverage Trusted Relationships: Stick with known providers (e.g., your bank) and ask them to certify relationships with credit bureaus to limit offers.

  • Monitor and Report: Starting February 2026, report any violators to the Consumer Financial Protection Bureau (CFPB) or your state Attorney General to protect your rights.

Key Details to Keep in Mind

  • Effective Date: The law enforcement begins February 28, 2026—don’t wait to set your preferences.

  • Action Required: You’ll need to opt in or out; otherwise, offers from existing relationships might still come through.

  • Exceptions: Offers are allowed with your consent or from current providers—knowing this helps you navigate legit communications.

  • Penalties: Companies breaking the rules face fines, so stay alert and report issues.

  • State Variations: Check local laws (e.g., Texas) if you’re moving within Utah for extra protections.
